This is an Excel file and if you try to open it directly through the browser, it won't function properly. Undoubtedly Microsoft is aware of the problem and will fix it in their next Office upgrade. In the meantime, follow this procedure:

Right-click the file below. You will get a download dialog box. Click "Save Target as..." and save to a directory of your choice. When the file is saved, CLOSE the dialog box. DO NOT TRY TO OPEN THE FILE FROM THE DIALOG BOX. 

Amortization Schedule

Since the file contains Visual Basic macros, you need to make sure your copy of Excel will work with them. To do this, get into Excel, and before opening the file, do Tools, Macro, Security and check the security setting. If it is set on high, change it to medium. Then retrieve the file from the directory where you saved it.
